What we wash

What can be pressure washed at a Tacoma home? Each surface, and the pressure it takes.

We pressure wash driveways, walkways, patios, pavers, decks, porches, fences and siding, and we clean windows. Concrete can take higher pressure. Pavers take less, and wood and siding get a low-pressure wash, because the goal is to lift moss and grime without etching, gouging or forcing water where it doesn’t belong.

Surface What Tacoma weather does to it Pressure Watch out for

Driveways & walkways

Poured concrete
Green algae film, moss in the control joints, fir-needle and leaf stains, tire marks. Higher Aging or soft concrete can show wand marks. Oil stains usually lighten rather than vanish.

Patios, pavers & brick

Pavers, brick, stone
Moss and weeds in the joints, black algae in shade, slick steps. Medium Joint sand washes out and may need topping up. Older mortar needs a gentler touch.

Decks & porches

Wood and composite
Gray weathering, green film on shaded boards, slippery stairs. Low Too much pressure raises the grain and gouges boards. Wood must dry before any stain or sealer.

Fences

Cedar and painted wood
Green mildew on the north face, gray boards, moss at the base. Low Old, soft pickets can splinter. Rotten boards need replacing, not washing.

Siding & trim

Lap, shingle, painted
Green streaks on the shady side, mildew under eaves, overflow stains below gutters. Low rinse High pressure forces water behind lap siding and lifts loose paint.

Windows

Glass and frames
Film, water spots and pollen after a long rainy season. Window cleaning Book after the siding wash so rinse water doesn’t spot clean glass.

Pressure vs. soft washing

Why more pressure isn’t better. Matching it to the surface is the job.

A pressure washer strong enough to strip moss off a driveway will also fuzz cedar, gouge a deck board or drive water behind lap siding. So the pressure, the tip and the distance change with the surface. On siding and painted wood, a low-pressure rinse, often called soft washing, does the cleaning without the damage.

  • Furred or gouged wood

High pressure tears the soft grain out of cedar and fir, leaving a rough surface that grays and holds moisture faster.

  • Water behind siding

Spraying up under lap siding pushes water into the wall, the one place a Tacoma house least needs more.

  • Etched concrete and lost sand

Too close a tip leaves wand marks on concrete and strips the joint sand out of pavers.

The rule we work by: pressure matched to each surface. If a stain won’t lift at a safe pressure, we’ll tell you rather than damage the surface chasing it.

Moss & algae

Why Tacoma concrete turns green and slick, and what washing can do about it.

Tacoma gets measurable rain on about 155 days a year, and roughly three-quarters of its 40.81 inches falls from October to March. Concrete, pavers and wood that sit in shade under firs or on the north side of a house barely dry out all winter, so moss and algae move in. Washing lifts the growth and the slippery film; keeping it away means fixing what keeps the surface wet.

  • ~155 days a year with measurable rain
  • 76% of the year’s rain falls Oct to Mar
  • 40.81″ average rain a year in Tacoma
  • Steps slick after rain

A green film on concrete steps and walkways is algae, and it’s a slip hazard.

  • Moss in joints and cracks

It holds water against the slab and lifts paver sand.

  • A wet strip below the eaves

Often gutter overflow. Fix the gutter or the green comes right back.

Tacoma stormwater rules

Where can pressure washing water go in Tacoma? Not down the storm drain with soap in it.

Tacoma’s storm drains flow to creeks, lakes, wetlands and Puget Sound. The City of Tacoma prohibits pressure washing water that carries soaps, chemicals or soil from entering storm drains. Its guidance allows only plain, cold rinse water from building walls and sidewalks to reach a drain, with the inlet protected.

“If it hits the ground, it hits the Sound.” City of Tacoma

Hiring anyone to pressure wash? Ask three questions.

  • Will you use any cleaner or soap, and where will that water go?
  • How will you protect the storm drain at the curb or in the driveway?
  • Are you licensed in Washington? Look the company up on L&I Verify.

When is the best time to pressure wash in Tacoma? On a dry stretch, after the gutters are done.

Tacoma averages under 1.6 inches of rain a month from June through September, and July averages just 0.55 inches. That’s the easiest window, because surfaces dry and stay clean. Spring is the other busy time, when winter moss has made steps slick. Book a dry week and clean the gutters first so overflow doesn’t streak the fresh work.

Refinishing a deck or fence? Wash it first, then give the wood dry weather before any stain or sealer goes on.

Selling or hosting? A clean walkway, driveway and siding is an easy curb-appeal fix. Ask about bundling with gutter cleaning.

How it works

From photos to clean concrete, with the scope in writing.

  1. STEP 01

Send photos or book a visit

Pictures of each surface, plus the gutters above them, are often enough to price.

  2. STEP 02

    Written estimate in 24 hours

Each surface listed, so you know exactly what’s getting washed.

  3. STEP 03

    Washed at the right pressure

Concrete, pavers, wood and siding each get the pressure they can take.

  4. STEP 04

    Walk the results

We go over the work with you, including any stain that wouldn’t lift safely.

What does pressure washing cost in Tacoma? Five things decide the price.

We don’t publish flat pressure washing prices, because a front walk and a moss-covered deck with two sides of siding are very different jobs. Pressure washing cost in Tacoma comes down to square footage, the surface, how much growth there is, access and how the wash water has to be handled. The estimator gives you a range from your address.

What pressure washing won’t fix, so you know before you book.

A good wash makes a big visible difference, but it isn’t a restoration or a repair. These are the honest limits, and we’ll point them out on your surfaces before the work starts.

Pressure washing across Tacoma and nearby Pierce County towns.

Our Washington office is at 3818 S 66th St in South Tacoma, so crews reach most of the city in a short drive. Shady, tree-lined streets in the North End and West End tend to grow more moss on walks and decks, while South End ranches often need driveways and long runs of siding washed.

How much does pressure washing cost in Tacoma?

It depends on the square footage, the surface, how much moss and staining there is, and access like steps, slopes or second-story siding. We don’t publish flat prices. Use our online estimator for a range, or send photos for a free written estimate, usually within 24 hours.

Is pressure washing safe for siding and decks?

Yes, at the right pressure. Too much pressure can force water behind lap siding, strip paint and gouge or fuzz wood, so siding and decks get a low-pressure wash and concrete gets more. That’s what we mean by pressure matched to the surface.

Can pressure washing water go into the storm drain in Tacoma?

Not if it carries soap, chemicals or soil. The City of Tacoma prohibits that. City guidance allows only plain cold water from washing building walls and sidewalks to reach storm drains, with inlet protection in place. Other wash water has to be collected.

When is the best time to pressure wash in Tacoma?

On a dry stretch, so surfaces can dry afterward. Tacoma averages under 1.6 inches of rain a month from June through September. Spring is the other popular time, when winter moss has made steps and walkways slick. Clean the gutters first so overflow doesn’t streak a fresh surface.

Will moss come back after pressure washing?

On shaded concrete and wood, eventually yes. Washing removes the growth, but surfaces that stay damp under firs and on north sides regrow. Fixing gutter overflow that keeps a spot wet slows it down. Plan on repeat cleanings.

Do you pressure wash roofs?

Roofs are a separate service. Moss on shingles is handled as roof cleaning and moss removal, then the gutters below are flushed. See our Tacoma roof moss removal page for how that works.

Do you clean windows too?

Yes. Window cleaning is part of our exterior cleaning work, and it’s easy to book with a pressure washing visit. Ask for both when you request your estimate.

Does my building’s age matter for pressure washing?

It can. For commercial, industrial or multi-story residential buildings built or renovated between 1950 and 1980, the City of Tacoma says not to pressure wash exteriors or nearby sidewalks until PCB testing is complete, and no wash water may reach storm drains.
